Know your options before you decide to sell

You do not need to be ready to list before talking with a Realtor. A useful first conversation should help you understand the market, the likely selling range, your estimated costs, and whether now fits your plans.

Jason and Elle will review your property, nearby sales, active competition, and the condition of your home. Then we will outline a realistic plan—including what to prepare, what to leave alone, and how we would market the property if you decide to move forward.

Does your home need a different comparison?

A Springfield subdivision home, an acreage property outside Willard, and a home with a detached shop near Rogersville should not be reduced to the same price-per-square-foot shortcut. Start by documenting the house, usable land, outbuildings, and setting. Then ask which recent sales and current alternatives a buyer would realistically compare with your property.

A shop's construction bill or a golf-course address does not establish a fixed premium. We will explain the relevant differences, the evidence behind the comparison, and where the available information leaves uncertainty. Bring your measurements, improvements list, and questions so we can build a property-specific plan.

Questions before you list

What should I compare when choosing a listing agent?

Ask how the agent would price and prepare your particular property, which marketing services are included, how you will receive updates, and how offers will be evaluated. Compensation is negotiable. Compare the full estimated net proceeds, including any listing-agent and buyer-broker compensation you agree to, concessions, payoff and closing costs, using the same assumptions.

Does a higher sale-to-list ratio mean I will take home more?

It can be useful context, but first check whether the ratio uses the original or final asking price, which homes and period it covers, and whether concessions are included. An asking price is chosen by the seller and agent; a strong ratio alone does not establish market value or prove better net proceeds.

What if I am still deciding whether to sell?

Bring your address, timing and questions. We can discuss the likely preparation, current alternatives buyers could choose, and an estimated net sheet before you decide whether a move fits your plans.
