For Sale by Owner Resource Center

Selling on your own? Use a better plan.

Practical tools, checklists and local resources to help you make informed decisions from pricing through closing.

Estimate Your Proceeds

Start with the whole process

Six stages every seller should plan for.

01

Price with evidence

Review recent comparable sales, current competition, condition and buyer demand before choosing a price.

02

Prepare the property

Prioritize safety, cleanliness, repairs and presentation. Not every improvement produces a return.

03

Create the launch

Use professional photography, accurate property details, clear showing instructions and a response plan.

04

Manage showings safely

Verify appointments, protect valuables, secure personal information and keep a showing log.

05

Compare the full offer

Evaluate financing, contingencies, concessions, appraisal risk, closing date and possession—not only price.

06

Coordinate the contract

Work with qualified title, inspection, lending, legal and tax professionals through closing.

Seller net sheet

Estimate what you may walk away with.

Change the figures to create a planning estimate. Compensation is negotiable and should reflect the agreement you choose to make.
