Preparing to sell / Seller guide
What to fix before selling your Southwest Missouri home
Before buying paint or scheduling a remodel, walk through your home as a buyer would. The goal is a property that is easy to understand, easy to view, and presented honestly. The right preparation list depends on your home, its competing listings, your budget, and your timeline.
Make a short, property-specific preparation plan before you spend. Separate necessary work, presentation improvements, and optional projects.
Start with a walkthrough and a comparison
Look at the entry, main living spaces, kitchen, bathrooms, bedrooms, and exterior. Note what distracts from the home and what makes it appealing. Then compare that list with the condition of genuinely similar homes offered for sale. A preparation plan for an updated Springfield subdivision home may look different from one for a property with acreage outside Aurora or Willard.
Do not assume every surface needs to be new. Ask which changes would make the property more competitive and which would mostly reflect personal taste. Set a spending limit and an order of priority before work begins.
Understand repair issues before covering them up
If you know of a leak, an electrical concern, or another potential problem, arrange an appropriate evaluation. Cosmetic changes should not conceal unresolved issues. Keep records of completed work and discuss known conditions with your agent so they can be handled appropriately in the selling process.
A full renovation is not the only possible selling plan. Depending on the home and your circumstances, you may choose to complete selected repairs or market the property in its current condition. Each approach affects how the home is presented and compared with other choices. Get qualified advice on technical issues rather than relying on a photograph or an online checklist.
Make the existing space easier to see
Cleaning, clearing work surfaces, reducing excess furniture, and improving access through rooms can make a home easier to photograph and tour. Open the blinds where appropriate, replace failed lightbulbs, and make sure doors and storage areas can be opened. Keep an everyday plan for pets and personal belongings during showings.
Outside, clear the approach to the front door, remove loose debris, and make the entry easy to find. For properties with a shop, additional garage, or usable outdoor areas, organize those spaces so buyers can understand their purpose. Present the actual condition of the property; photographs should not create expectations a showing cannot meet.
Document the details a listing photo cannot explain
Collect the approximate dates of major improvements, available warranties, and useful information about the property's features. If a shop or outbuilding is important to the sale, confirm its dimensions and features before advertising them. For acreage, distinguish what you know from what still needs verification.
Give your agent a concise list rather than relying on memory during a showing. Accurate details help explain the differences between your home and another listing. Avoid advertising unverified measurements, capabilities, or promises about future use.
A practical checklist before photography
Set a realistic photography date after the priority work is finished. Walk through once more and check that the listing description, photographs, and showing instructions will tell the same story. Your preparation plan should support a sensible asking price and your actual moving schedule.
- Complete the agreed priority work and retain the records.
- Clean and organize the rooms, entry, garage, and relevant outbuildings.
- Confirm the property details and share your improvements list with your agent.
- Plan showing access, pet arrangements, and where personal valuables will be kept.
- Review the asking-price strategy and agree when to assess buyer response.
